57、的差異化。2.6 已進(jìn)行的調(diào)查研究項(xiàng)目及成果某某地產(chǎn)顧問(wèn)機(jī)構(gòu)于2005年11月受某某房產(chǎn)開(kāi)發(fā)投資公司委托進(jìn)行了xx市房地產(chǎn)市場(chǎng)調(diào)查和有針對(duì)性的家居建材市場(chǎng)調(diào)查。本次調(diào)研工作由某某地產(chǎn)顧問(wèn)機(jī)構(gòu)項(xiàng)目調(diào)研小組全程操作完成。項(xiàng)目調(diào)研員在前期進(jìn)行了系統(tǒng)的調(diào)研培訓(xùn)后再進(jìn)入實(shí)際調(diào)查執(zhí)行工作，發(fā)放調(diào)查問(wèn)卷共340份，回收有效問(wèn)卷320份，并就項(xiàng)目所在區(qū)域發(fā)展前景與部分xx房地產(chǎn)從業(yè)人士、規(guī)模較大的家居建材經(jīng)營(yíng)戶(hù)進(jìn)行了專(zhuān)題采訪(fǎng)。最后調(diào)研結(jié)果由專(zhuān)職統(tǒng)計(jì)分析人員進(jìn)行了科學(xué)的數(shù)據(jù)分析統(tǒng)計(jì)，項(xiàng)目組多次組織召開(kāi)數(shù)據(jù)統(tǒng)計(jì)分析會(huì)議，為本項(xiàng)目下一步項(xiàng)目定位系統(tǒng)及市場(chǎng)推廣、銷(xiāo)售策略建立、執(zhí)行奠定了堅(jiān)實(shí)基礎(chǔ)。調(diào)查研究項(xiàng)目及成果如下

58、：（1） 目前xx市商品房供應(yīng)量體量較大，短期內(nèi)住宅物業(yè)發(fā)展空間相對(duì)較小。 在接受本次調(diào)查的市民中，48%的被訪(fǎng)者不打算購(gòu)買(mǎi)住宅，26%的客戶(hù)打算在2-5年內(nèi)購(gòu)房，僅26%的客戶(hù)打算在1-2年內(nèi)購(gòu)房。另根據(jù)統(tǒng)計(jì)，當(dāng)前“漣水名城”一期上市的住宅和“水榭花都”所上市的住宅面積總和已超過(guò)14萬(wàn)平米，而“漣水名城”總建筑面積為26萬(wàn)平米。因此，未來(lái)1-2年內(nèi)，xx市住宅物業(yè)上市體量較大，市場(chǎng)空間相對(duì)較小。市民對(duì)居住環(huán)境已經(jīng)逐步開(kāi)始看重，但價(jià)格理念還有待進(jìn)一步轉(zhuǎn)變，價(jià)格仍成為購(gòu)房者考慮的首要因素。大部分購(gòu)房者在近期內(nèi)仍偏向于地理位置理想，交通方便、價(jià)格更具競(jìng)爭(zhēng)力的住宅。 （2） 商鋪投資消費(fèi)理念趨于成熟，投資概念引導(dǎo)和精確的市場(chǎng)定位成商業(yè)項(xiàng)目操盤(pán)的重中之重。 經(jīng)過(guò)“xx購(gòu)物中心”和“金地帶時(shí)尚廣場(chǎng)”兩個(gè)商業(yè)項(xiàng)目的推廣銷(xiāo)售，市民對(duì)商鋪投資概念的理解已逐步成熟，對(duì)商鋪投資更為謹(jǐn)慎。在本次調(diào)查中，40%的被訪(fǎng)者表示不會(huì)進(jìn)行商鋪投資，僅17.5%的被訪(fǎng)者正在考慮購(gòu)買(mǎi)。其他客戶(hù)均為視項(xiàng)目情況而定，尚需大力引導(dǎo)。 （3） 家居建材
