aahF 一 、 城市發(fā)展?fàn)顩r 1、 地理、交通概況 彭山縣位于成都的南部,與成都的新津、雙流兩縣相連,距成都48 公里,距離雙流國際機(jī)場 30 公里;同時位于眉山的北部,距眉山市區(qū) 18 公里。 彭山已經(jīng)形成了以縣城為中心的全縣公路網(wǎng)絡(luò),并與省道 103 線、成樂高速公路、成雅高速公路、成昆鐵路相接。 2、環(huán)境概況 彭山屬于亞熱帶濕潤氣候區(qū),氣候溫和,雨量充沛??h境內(nèi)水資源特別豐富,河流主要有岷江及其支流 府河、南河,另有天然溪溝80 余條,包括毛河、金魚寺河、龍溪河等。 歷史文化載體有以宣 揚彭祖長壽文化為主的仙女山,和世界茶文化發(fā)源地武陽茶肆,漢代以忠誠為人稱道的張綱和晉代孝子李密。彭山因此而有“忠孝之邦,壽星之鄉(xiāng)”的美譽。 3、歷史人文概況 彭山歷史悠久,公元前 修煉的北平觀;有川西壩子第一洞之譽的“香山仙洞”,洞內(nèi)鐘乳石景觀美不勝收。 二 、 彭山縣經(jīng)濟(jì)環(huán)境分析 1、經(jīng)濟(jì)環(huán)境總體概況 2009年實現(xiàn)農(nóng)村經(jīng)濟(jì)總收入 48.8885億元,國內(nèi)生產(chǎn)總值 58.1957萬 元,同比增長 15.1%。一、二、三產(chǎn)業(yè)比重 分別為:第一產(chǎn)業(yè) 95199萬元,同比增長 4.6%;第二產(chǎn)業(yè) 321119 萬元,同比增長 20%;第三產(chǎn)業(yè)為 165639 萬元,同比增長 12.7%。人均國內(nèi)生產(chǎn)總值達(dá) 17992 元,增加 985 元。 aahF 三、 彭山縣房地產(chǎn)市場現(xiàn)狀 彭山房地產(chǎn)市場的供應(yīng)現(xiàn)狀: 1) 2009 年彭山縣房地產(chǎn) 投資總額為 14.8511 億元,同比增長 222.57%。全年累計銷售 11.37609 億元。其中,第四季度為 3.3127 億元。 2)目前市場上 項目總體量 在 15 萬平方米左右,市場均價為 2600 元 /平方米。 3)建筑形態(tài)主要以多層為主, 建筑結(jié)構(gòu)以磚混為主, 占供應(yīng)量的 100%左右,有少量的別墅和花園洋房產(chǎn)品提供。 4)供應(yīng)上主要以四房和三房為主,其中兩房占 30%,三房占 40%,四房占 20%,其他為 10%。 彭山房地產(chǎn)市場的需求狀況: 1) 2009 年商品房銷售面積達(dá)到 12.64
