LIABILITYANDINSURANCE:

1.TheLandlordshallbeliableforanydamagetothePremisescausedbytheLandlord'snegligenceorfailuretomaintainthePremisesingoodrepair.

2.TheTenantshallbeliableforanydamagetothePremisescausedbytheTenant'snegligenceormisuseofthePremises.

3.TheTenantshallobtainandmaintainappropriateinsurancecoverageforthePremisesduringtheTerm.

ASSIGNMENTANDSUBLETTING:

1.TheTenantshallnotassignorsubletthePremiseswithoutthepriorwrittenconsentoftheLandlord.

2.AnyassignmentorsublettingshallbesubjecttothetermsandconditionsofthisContract.

TERMINATION:

1.EitherpartymayterminatethisContractuponwrittennoticetotheotherparty,providedthatsuchnoticeisgivenatleast__________dayspriortotheeffectivedateoftermination.

2.Intheeventoftermination,theTenantshallvacatethePremisesandreturnthesametotheLandlordinthesameconditionasatthecommencementoftheTerm,ordinarywearandtearexcepted.
