competition each year, but joe wins every time. bill friths garden is larger than joes. bill works harder than joe and grows more flowers and vegetables, but joes garden is more interesting. he has made neat paths and has built a wooden bridge over a pool. i like gardens too, but i do not like hard work. every year i enter for the garden competition too, and i always win a little prize for the worst garden in the town!lesson 9 a cold welcome 冷遇on wednesday evening, we went to the town hall. it was the last day of the year and a large crowd of people had gathered under the town hall clock. it would strike twelve in twenty minutes time. fifteen minutes passed and then, at five to twelve, the clock stopped. the big minute hand did not move. we waited and waited, but nothing happened. suddenly someone shouted, its two minutes past twelve! the clock has stopped! i looked at my watch. it was true. the big clock refused to welcome the new year. at that moment everybody began to laugh and sing.lesson 10 not for jazz 不適于演奏爵士樂we have an old musical instrument. it is called a clavichord(翼琴). it was made in germany in 1681. our clavichord is kept in the living-room. it has belong to our family for a long time. the instrument was bought by my grandfather many years ago. recently it was damaged by a visitor. she tried to play jazz on it! she struck the keys too hard and two of the restaurant when harry steele came in. harry worked in a lawyers office years ago, but he is now working at a bank. he gets a good salary, but he always borrows money from his friends and never pays it “18號”令第一次將房地產(chǎn)業(yè)確立為我國經(jīng)濟(jì)發(fā)展的支柱產(chǎn)業(yè)，標(biāo)志著中國房地產(chǎn)業(yè)正走向成熟。房地產(chǎn)業(yè)發(fā)展將日趨規(guī)范化。據(jù)嘉興市統(tǒng)計(jì)局提供的房地產(chǎn)統(tǒng)計(jì)快報(bào)顯示，今年上半年由于國家宏觀調(diào)控的各項(xiàng)政策相繼出臺嘉興市區(qū)的房地產(chǎn)開發(fā)開始降溫，逐步回歸理性，房價(jià)穩(wěn)中微升，少數(shù)指標(biāo)由于慣性的作用，仍處于高位運(yùn)行態(tài)勢。在近日，“2004中國（浙江）房地產(chǎn)著名品牌年會”上，得出的一個(gè)有關(guān)結(jié)論，認(rèn)為中國整個(gè)房地產(chǎn)市場目前正處于一個(gè)快速增長時(shí)期，至少還有20年的發(fā)展歷程。l 我省房地產(chǎn)開發(fā)投資情況。在土地和信貸緊縮政策的雙重作用下，我省房地產(chǎn)投資熱進(jìn)一步降溫。1-9月，全省房地產(chǎn)開發(fā)投資793.2億元，同比增長36.4%，增幅分別比1-3月、1-6月回落10.6和3.9個(gè)百分點(diǎn)。主要特點(diǎn)有： 1、住宅開發(fā)增長速度快于辦公樓和商業(yè)營業(yè)用房。1-9月，全省住宅投資602.8億元，增長41.7%，增幅超出總速度5.3個(gè)百分點(diǎn)；辦公樓和商業(yè)營業(yè)用房分別投資37.6和100.8億元，增長34.5%和14.4%，增幅均低于住宅投資。 2、一、二級資質(zhì)企業(yè)增幅上升，三、四級企業(yè)出現(xiàn)回落。今年以來，部分企業(yè)面臨資金緊張狀況，實(shí)力雄厚企業(yè)優(yōu)勢突顯。1-9月，在總速度回落的情況下，一、二級企業(yè)開發(fā)速度不降反升，分別增長64.9%和4.8%，增幅比1-3月上升19.9和5.4個(gè)百分點(diǎn)；三、四級企業(yè)分別增長41.1%和4.9%，增幅回落30.2和1.7個(gè)百分點(diǎn)。 3、銀行貸款增幅進(jìn)一步下滑。1-9月，國內(nèi)貸款到位278.7億元，只增長4.6%，增幅比1-3月回落了25.7個(gè)百分點(diǎn)，比去年同期回落了50.9個(gè)百分點(diǎn)，占本年資金比重23.9%，同比回落6.8個(gè)百分點(diǎn)。9月末，全省各項(xiàng)應(yīng)付款及工程拖欠款增長了22.3%和18%。 4、各市對宏觀調(diào)控的反映差別較大。衢州、紹興兩市回落速度最快、幅度最大，1-9月增幅分別比1-3月回落105和51.4個(gè)百分點(diǎn)，比1-6月回落2.9和9.1個(gè)百分點(diǎn)；杭州和寧波市下滑速度比較平穩(wěn)，1-9月增幅分別比1-3月回落8.1和15.1個(gè)百分點(diǎn)，比1-6月回落6.6和12個(gè)百分點(diǎn)。在宏觀嚴(yán)控下，一些市的增幅還有所上升，與1-3月相比，增幅上升的有溫州、嘉興和麗水市；與1-6月相比，增幅上升的有溫州、舟山、臺州和麗水市。嘉興市1-9月增幅達(dá)到了83.5%，速度明顯偏高。二、嘉興市房地產(chǎn)發(fā)展概況n 地產(chǎn)業(yè)仍是投資的熱門行業(yè)，今年上半年市區(qū)又新開設(shè)房地產(chǎn)開發(fā)公司24家，至6月末市區(qū)累計(jì)已有房地產(chǎn)開發(fā)公司105家，總注冊資本金131799萬元，注冊資金在2000萬元或2000萬元以上的企業(yè)達(dá)26家，占企業(yè)總數(shù)的24.8；在1000萬元-2000萬元的有39家，占37.1；在500萬元-1000萬元的有40家，占38.1。n 房地產(chǎn)開發(fā)投資已開始回落，今年1-6月房地產(chǎn)開發(fā)投資為225463萬元，與去年同期相比增加91.47，但比2003年下半年下降0.93。n 商品房新開工面積達(dá)到110.41萬平方米，比2003年下半年減少74.93萬平方米，下降40.43。其中住宅開工面積73.50萬平方米，比2003年下半年減少95.94萬平方米，下降56.62。n 商品房施工面積由于去年新開工面積規(guī)模較大，結(jié)轉(zhuǎn)到今年的施工面積數(shù)量較多。上半年達(dá)到452.69萬平方米，比2003年下半年增加260.18萬平方米，增長了135.15；其中住宅增加197.76萬平方米，增加115.32。n 商品房竣工面積持續(xù)走低，上半年僅11.22萬平方米，比2003年下半年減少59.23萬下方米，下降84.08，與2003年同期相比下降27.0。n 商品房銷售已趨緩和。上半年累計(jì)銷售面積為23.30萬平方米，比去年同期減少13.39萬平方米，下降36.49。比2003年下半年減少43.18萬平方米，下降64.95。n 空置房繼續(xù)減少，僅4.39萬平方米，同2003年下半年相比減少229.88。土地開發(fā)面積和土地購置面積雙雙下降，上半年分別為14.53萬平方米和30.89萬平方米，分別比2003年下半年下降71.06和73.32。n 商品住房價(jià)格穩(wěn)中微揚(yáng)，漲幅逐季回落。今年一季度住宅均價(jià)3676元，較去年四季度上漲6.9%，二季度住宅均價(jià)為3742元/平方米，比上季上漲1.79%，房價(jià)處于全省中游。n 二手房源充裕。據(jù)房產(chǎn)超市統(tǒng)計(jì)，市民登記要求轉(zhuǎn)讓和出租的房源有八千套左右，選擇余地較大，樓盤成交約減少二成。價(jià)格和去年下半年相比也有回落。二手房源增加與宏觀調(diào)控措施出臺直接有關(guān)，一手房銷售不旺，直接影響了二手房市場，原先準(zhǔn)備進(jìn)行投資或投機(jī)購房的市民紛紛釋放原來訂購的住房，避免風(fēng)險(xiǎn)。持幣觀望已成為市民購房消費(fèi)心態(tài)的主要特征。n
