TERMOFLEASE:
1.2Thetermofthisleaseshallcommenceon__________,20_____,andshallcontinueforaperiodof__________years(hereinafterreferredtoas"theLeaseTerm").TheLeaseTermmaybeextendedbymutualagreementoftheLandlordandTenant.
RentalPayment:
2.1TheTenantshallpaytheLandlordamonthlyrentalfeeof__________(hereinafterreferredtoas"theRentalFee")onorbeforethe__________thdayofeachmonthduringtheLeaseTerm.
2.2TheRentalFeeshallbepaidbybanktransfertotheLandlord'saccount,asspecifiedintheattachedScheduleA.
SecurityDeposit:
3.1TheTenantshallpayasecuritydepositof__________(hereinafterreferredtoas"theSecurityDeposit")totheLandlorduponexecutionofthisContract.TheSecurityDepositshallbereturnedtotheTenantuponterminationoftheLeaseTerm,providedthatthePropertyisreturnedinthesameconditionasatthecommencementoftheLeaseTerm,excludingnormalwearandtear.
UseofProperty:
4.1TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotuseitforanyillegalorunauthorizedactivities.
4.2TheTenantshallnotsublet,assign,orotherwisetransferthePropertywithoutthepriorwrittenconsentoftheLandlord.
MaintenanceandRepairs:
5.1TheTenantshallmaintainthePropertyingoodconditionthroughouttheLeaseTerm,excludingdamagecausedbynormalwearandtear.
5.2TheTenantshallpromptlynotifytheLandlordofanynecessaryrepairsormaintenanceissuesandshallcooperatewiththeLandlordinarrangingforthenecessaryrepairsormaintenance.
TerminationofLease:
6.1ThisContractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherparty,providedthatsuchnoticeshallbegivenatleast__________dayspriortotheeffectivedateoftermination.
6.2UponterminationofthisContract,theTenantshallvacatethePropertyandreturnittotheLandlordintheconditionitwasreceived,excludingnormalwearandtear.

SecurityDeposit:
3.1TheTenantshallpayasecuritydepositof__________(hereinafterreferredtoas"theSecurityDeposit")totheManagingAgentuponexecutionofthisContract.TheSecurityDepositshallbereturnedtotheTenantuponterminationoftheLeaseTerm,providedthatthePropertyisreturnedinthesameconditionasatthecommencementoftheLeaseTerm,excludingnormalwearandtear.
UseofProperty:
4.1TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotuseitforanyillegalorunauthorizedactivities.
4.2TheTenantshallnotsublet,assign,orotherwisetransferthePropertywithoutthepriorwrittenconsentoftheManagingAgentandtheLandlord.
ManagingAgent'sResponsibilities:
5.1TheManagingAgentshallensurethatthePropertyismaintainedinasafeandhabitableconditionthroughouttheLeaseTerm.
5.2TheManagingAgentshallberesponsibleforreceivingrentalpaymentsfromtheTenantandshallpromptlynotifytheLandlordofanylatepaymentsordefaults.
5.3TheManagingAgentshallhandleanynecessaryrepairsormaintenanceissuesandshallensurethattheyarepromptlyaddressed.
Tenant'sObligations:
6.1TheTenantshallpayallutilitiesandotherchargesassociatedwiththeProperty,asagreeduponintheattachedScheduleB.
6.2TheTenantshallpromptlynotifytheManagingAgentofanychangesincontactinformationoranyissuesrelatedtotheProperty.
Landlord'sRightsandProtections:
7.1TheLandlordshallhavetherighttoinspectthePropertyatreasonabletimes,withpriornoticetotheTenant.
7.2TheLandlordshallhavetherighttoterminatethisContractimmediatelyintheeventofamaterialbreachbytheTenant,includingbutnotlimitedtonon-paymentofrent,unauthorizeduseoftheProperty,oranyillegalactivities.
7.3TheLandlordshallhavetherighttoreceiverentalpaymentsandsecuritydeposit,freeandclearofanyliensorencumbrances.
Tenant's違約及限制條款:
8.1IntheeventoflatepaymentoftheRentalFee,theTenantshallpayalatefeeof__________%oftheRentalFeeforeachdayoflatepayment.
8.2TheTenantshallnotalterormakeanymodificationstothePropertywithoutthepriorwrittenconsentoftheLandlordandtheManagingAgent.

5.2TheTenantshallhavetherighttoreceivenoticeofanychangestotheProperty'srentaltermsormanagementpolicies.
5.3TheTenantshallhavetherighttoaccessthePropertyforinspectionsandrepairs,providedthatsuchaccessisarrangedwiththePropertyManager.
PROPERTYMANAGER'SRIGHTSANDBENEFITS:
6.1ThePropertyManagershallhavetherighttocollecttheRentalFeefromtheTenantandtoretainapercentagethereofasmanagementfees,asspecifiedintheattachedScheduleA.
6.2ThePropertyManagershallhavetherighttoenterthePropertyforthepurposeofmaintenance,inspections,orrepairs,providedthatsuchaccessisarrangedwiththeTenant.
6.3ThePropertyManagershallhavetherighttoreceiveaperformancebonusbasedonthesuccessfulrentalofthePropertyandtheadherencetothetermsofthisAgreement.
PROPERTYOWNER'SOBLIGATIONS:
7.1ThePropertyOwnershallensurethatthePropertyisingoodconditionatthecommencementofthisAgreementandshallberesponsibleforanymajorrepairsorrenovationsrequiredduringthetermofthisAgreement.
7.2ThePropertyOwnershallprovidethePropertyManagerwithallnecessarydocumentationandinformationtofacilitatethemanagementoftheProperty.
7.3ThePropertyOwnershallprovidetheTenantwithacopyofthisAgreementandanyamendmentsthereto.
PROPERTYOWNER'SLIMITATIONSANDBREACHES:
8.1IntheeventofamaterialbreachofthisAgreementbythePropertyManager,suchasfailuretocollectrent
