RentalPayment:

MaintenanceandRepairs:

5.1TheTenantshallmaintainthePropertyingoodconditionthroughouttheLeaseTerm,excludingdamagecausedbynormalwearandtear.

5.2TheTenantshallpromptlynotifytheLandlordofanynecessaryrepairsormaintenanceissuesandshallcooperatewiththeLandlordinarrangingforthenecessaryrepairsormaintenance.

TerminationofLease:

6.1ThisContractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherparty,providedthatsuchnoticeshallbegivenatleast__________dayspriortotheeffectivedateoftermination.

6.2UponterminationofthisContract,theTenantshallvacatethePropertyandreturnittotheLandlordintheconditionitwasreceived,excludingnormalwearandtear.

ManagingAgent'sResponsibilities:

5.1TheManagingAgentshallensurethatthePropertyismaintainedinasafeandhabitableconditionthroughouttheLeaseTerm.

5.2TheManagingAgentshallberesponsibleforreceivingrentalpaymentsfromtheTenantandshallpromptlynotifytheLandlordofanylatepaymentsordefaults.

Tenant'sObligations:

Landlord'sRightsandProtections:

7.2TheLandlordshallhavetherighttoterminatethisContractimmediatelyintheeventofamaterialbreachbytheTenant,includingbutnotlimitedtonon-paymentofrent,unauthorizeduseoftheProperty,oranyillegalactivities.

6.3ThePropertyManagershallhavetherighttoreceiveaperformancebonusbasedonthesuccessfulrentalofthePropertyandtheadherencetothetermsofthisAgreement.

PROPERTYOWNER'SOBLIGATIONS:

7.1ThePropertyOwnershallensurethatthePropertyisingoodconditionatthecommencementofthisAgreementandshallberesponsibleforanymajorrepairsorrenovationsrequiredduringthetermofthisAgreement.

7.2ThePropertyOwnershallprovidethePropertyManagerwithallnecessarydocumentationandinformationtofacilitatethemanagementoftheProperty.

7.3ThePropertyOwnershallprovidetheTenantwithacopyofthisAgreementandanyamendmentsthereto.

PROPERTYOWNER'SLIMITATIONSANDBREACHES:

8.1IntheeventofamaterialbreachofthisAgreementbythePropertyManager,suchasfailuretocollectrent
