LEASECONTRACTONAPARTMENT房屋管理處(以下簡(jiǎn)稱甲方)與(以下簡(jiǎn)稱乙方)訂立租賃合同如下:TheHousingAdministrationDepartment(hereinaftertobereferredtoasPartyA)and(hereinaftertobereferredtoasPartyB)herebyenterintoaleasecontractasfollows:第一條甲方將公寓—樓_號(hào)房間一套租給乙方作辦公之用,上述房屋及設(shè)備(詳見(jiàn)設(shè)備清單)均在良好狀態(tài)下交付乙方住用。PartyAleasestoPartyBasitsOfficeFlatNo._inApartmentBuilding.Theabovementionedflatandinstallations(seetheinventoryattachedabbreviated)areallingoodconditionwhenhandedovertoPartyBforoccupationanduse.租期自—起至—止,共_年。租金自簽訂本合同之日起計(jì)算,按季度收租金美金3000元。乙方在收到甲方交款通知單五天內(nèi)(假曰順延)一次交清。逾期支付,須交納3%的日息,以補(bǔ)償甲方所受的損失。TheleaselastsforyearsdatingfromTherenttobecountedfromthedateofsigningofthecontract,shallbecollectedonceaquarteratarateofinUSD3000.PartyBshallpayupinalumpsumwithinfive(5)days(excludingholidays)afterreceivingthePaymentNoticefromPartyA.Ifpaymentisdelayed,adailyinterestof3%shallbechargedincompensationforlosssufferedbyPartyA.第二條未經(jīng)甲方同意,乙方不得將上述房屋另作他用或轉(zhuǎn)讓任何人,否則,本合同即自動(dòng)終止,由此造成的經(jīng)濟(jì)損失應(yīng)由乙方承擔(dān)。WithouttheconsentofPartyA,PartyBmustnotusetheabove-mentionedflatforotherpurposesortransferittoanybody;otherwise,thiscontractwillautomaticallyceasetoholdgood,andtheeconomiclossarisingtherefromshallbebornebyPartyB.第三條乙方在征得甲方同意后,可對(duì)租用的房屋自行修繕或更動(dòng)、拆除和添置設(shè)備。其增建和添置部分,在租賃關(guān)系結(jié)束時(shí),不得拆除,應(yīng)無(wú)償?shù)貧w甲方所有。HavingobtainedPartyA'sconsent,PartyBmayhavetheflatrepaired,ormaychange,removeandaddinstallations.Ontheexpireofthelease,theaddedconstructionsandinstallationsmustnotbedismantledandshallbecomethepropertyofPartyAgratis.第四條乙方應(yīng)負(fù)責(zé)下列維修事項(xiàng):PartyBshallberesponsibleforthefollowingmaintenanceandrepairs:1.每三年按照原設(shè)計(jì)要求油漆粉刷一次,或者支付甲方代為施工所花費(fèi)用。住用不滿三年,油漆粉刷費(fèi)按實(shí)際月數(shù)計(jì)算;Paintingandwhite-washingtheinferiorportionoftheflataccordingtotherequirementsoftheoriginaldesignonceeverythreeyears,orpayingthecostsofsuchworkdonebyPartyAforPartyB.Iftheflatisusedlessthanthreeyears,thecostsforpaintingandwhite-washingshallbecountedaccordingtothemonthsofitsactualuse.2?地板需經(jīng)常打蠟。Frequentwaxingofthefloors.第五條未經(jīng)甲方同意,乙方不得增加用電設(shè)備,否則,由此引起的一切后果,由乙方負(fù)責(zé)。WithouttheconsentofPartyA,PartyBmaynotinstalladditionalelectricappliances;otherwise,PartyBshallbeheldresponsibleforalltheconsequencesarisingtherefrom.第六條租賃期間,乙方須付水。電、煤氣、暖氣、電話等費(fèi)用。如居住人數(shù)變動(dòng),須及時(shí)通知公寓辦公室,以便計(jì)算水費(fèi)和公用電費(fèi)。Duringthelease-period,PartyBshallpayforwater,electricity,gas,heating,telephone,etc.Incaseofchangeinthenumberoftenants,itshouldimmediatelyinformtheApartmentBuildingOfficesothatwaterandpublicelectricityfeescanbecalculated.第七條甲方應(yīng)定期檢查房屋有無(wú)危險(xiǎn)、積水、漏水等情況,并負(fù)責(zé)房屋和設(shè)備的正常維修。PartyAshallregularlyinspecttheflattoseewhetherthereisdanger,waterloggingorleakageandshallberesponsibleforthenormalmaintenanceandrepairsoftheflatandinstallations.第八條租賃關(guān)系結(jié)束時(shí),甲方將驗(yàn)收房屋及設(shè)備。如有損失,乙方負(fù)責(zé)修復(fù)或賠償。Ontheexpireofthelease,PartyAshallinspectandtakeovertheflatandinstallations.Ifanydamageshavebeendonetothem,PartyBshallundertaketomakerepairs,restorationorcompensation.第九條乙方欲續(xù)租本房屋,須于本合同期滿前兩個(gè)月書(shū)面通知乙方并另定租賃合同.IncasePartyBdesirestocontinueleasingtheflat,itshallnotifyPartyAinwritingtwomonthsinadvanceoftheexpireoftheleaseandanewleasecontractshallsigned.第十條本合同自簽字之日起生效.本合同于—訂于北京,共兩份,每份均用中英文寫(xiě)成?在解釋時(shí)有分歧時(shí),以中文本為準(zhǔn).Thiscontractshallcomeintoforceonthedayofitssigning.DoneinduplicateintheChineseandEnglish
