1、LEASE CONTRACT ON APARTMENT房屋管理處(以下簡稱甲方)與 _(以下簡稱乙方)訂立租賃合同如下:The Hous ing Admini strati on Departme nt (here in after to be referred to as Party A) and_ (here in after to be referred to as Party B)hereby en ter into a leasecon tract as follows :第一條甲方將公寓_樓_號房間一套租給乙方作辦公之用,上述房屋及設(shè)備(詳見設(shè)備清單)均在良好狀態(tài)下交付乙方住用。P

2、arty A leases to Party B as its Office Flat No.inApartme nt Buildi ng .The abovementioned flat and installations (see the inventory attached abbreviated) are all in goodcondition when handed over to Party B for occupation and use.租期自起至止,共年。租金自簽訂本合同之日起計(jì)算,按季度收租金美金 3000 元。乙方在收到甲方交款通知單五天內(nèi)(假日順延)一次交清。逾期支付

If payme nt is delayed , a daily in terest of 3% shall be charged in compe nsati on forloss suffered by Party A.第二條 未經(jīng)甲方同意,乙方不得將上述房屋另作他用或轉(zhuǎn)讓任何人,否則,本合同即 自動終止,由此造成的經(jīng)濟(jì)損失應(yīng)由乙方承擔(dān)。Without the consent of Party A , Party B must not use the above-me nti oned flat for otherpurposes or tran sfe

5、r it to any body; otherwise , this con tract will automatically cease to holdgood , and the econo mic loss aris ing therefrom shall be borne byParty B.第三條 乙方在征得甲方同意后,可對租用的房屋自行修繕或更動、拆除和添置設(shè)備。 其增建和添置部分,在租賃關(guān)系結(jié)束時,不得拆除,應(yīng)無償?shù)貧w甲方所有。Having obta ined Party As consent , Party B may have the flat repaired , or m

On the expire of the lease , the added constructions andinstallations must not be dismantled and shall become the property of Party A gratis.第四條 乙方應(yīng)負(fù)責(zé)下列維修事項(xiàng):Party B shall be responsible for the following maintenance and repairs :1每三年按照原設(shè)計(jì)要求油漆粉刷一次,或者支付甲方代為施工所花

7、費(fèi)用。住用不滿 三年,油漆粉刷費(fèi)按實(shí)際月數(shù)計(jì)算;Painting and white-washing the inferior portion of the flat according to the requirements of theoriginal design once every three years, or paying the costs ofsuch work done by Party A for Party B. If the flat is used less than three years, thecosts for painting and white-wash

8、ing shall be counted according to the months of its actual use.2 地板需經(jīng)常打蠟。 Frequent waxing of the floors.第五條 未經(jīng)甲方同意,乙方不得增加用電設(shè)備,否則,由此引起的一切后果,由乙方 負(fù)責(zé)。Without the consent of Party A , Party B may not install additional electric appliances;otherwise , Party B shall be held responsible for all the conseque

9、nces arising therefrom.第六條 租賃期間,乙方須付水。電、煤氣、暖氣、電話等費(fèi)用。如居住人數(shù)變動,須 及時通知公寓辦公室,以便計(jì)算水費(fèi)和公用電費(fèi)。During the lease-period , Party B shall pay forwater , electricity , gas , heating , telephone , etc. In case of change in the number oftenants , it should immediately inform the Apartment Building Office so that wat

10、er and publicelectricity fees can be calculated.第七條 甲方應(yīng)定期檢查房屋有無危險、積水、漏水等情況,并負(fù)責(zé)房屋和設(shè)備的正常 維修。Party A shall regularly in spect the flat to see whether there is dan ger, waterloggi ngor leakage and shall be resp on sible for the no rmal maintenance and repairs of the flat and installati ons.第八條租賃關(guān)系結(jié)束時,甲方

11、將驗(yàn)收房屋及設(shè)備。如有損失,乙方負(fù)責(zé)修復(fù)或賠償。On the expire of the lease , Party A shall in spect and take over the flat andin stallati on s. If any damages have bee n done to them , Party B shall un dertake to makerepairs , restoration or compensation .第九條 乙方欲續(xù)租本房屋,須于本合同期滿前兩個月書面通知乙方并另定租賃合同In case Party B desires to cont

12、inue leas ing the flat , it shall no tify Party A in writ ing two months in adva nee of the expire of the lease and a new lease con tract shall sig ned.第十條 本合同自簽字之日起生效.本合同于訂于北京,共兩份,每份均用中英文寫成.在解釋時有分歧時,以中文本為準(zhǔn).This con tract shall come into force on the day of its sig ning.
