2、酒店,有必要對(duì)主題酒店的規(guī)劃設(shè)計(jì)進(jìn)行解析,給正在發(fā)展的主題酒店提供一點(diǎn)中肯的“炮灰”。本文從引入主題、定位主題、展示主題、合理配置功能等幾部分來(lái)闡述。1. 引入主題主題酒店也稱(chēng)“特色酒店”,是以某一特定的主題,來(lái)體現(xiàn)酒店的建筑風(fēng)格和裝飾藝術(shù),以及特定的文化氛圍,讓顧客獲得富有個(gè)性的文化感受,同時(shí)將服務(wù)項(xiàng)目融入主題,以個(gè)性化的服務(wù)取代一般化的服務(wù),讓顧客獲得歡樂(lè)、知識(shí)和刺激。歷史、文化、城市、自然、神話(huà)、童話(huà)故事等都可以成為酒店借以發(fā)揮的主題。2. 定位主題在做景區(qū)規(guī)劃時(shí),首先要確定她的發(fā)展方向及定位,才能在眾多的競(jìng)爭(zhēng)者中脫穎而出,做強(qiáng)做大。同樣,主題酒店亦是如此,只不過(guò)當(dāng)其位于景區(qū)之內(nèi)時(shí),更多

3、的是依附于景區(qū)的主題定位,與之相呼應(yīng),為其服務(wù)。當(dāng)她位于城市區(qū)或者不僅僅依附于景區(qū)而存在時(shí),主題酒店的準(zhǔn)確定位顯得尤為重要,所要考慮的問(wèn)題也較多。杭州“夢(mèng)幻城堡”是個(gè)因主題定位不準(zhǔn)而失敗的典型案例。3. 杭州“夢(mèng)幻城堡”2003年年底,計(jì)劃耗資15億元人民幣、號(hào)稱(chēng)“中國(guó)首座超五星酒店”的“夢(mèng)幻城堡”本應(yīng)從杭州蕭山區(qū)傳來(lái)開(kāi)工的消息,不料卻被杭州有關(guān)方面宣布其計(jì)劃流產(chǎn),有關(guān)人士稱(chēng):“由于方案改變,夢(mèng)幻城堡不能再建?!薄皦?mèng)幻城堡”原計(jì)劃是杭州2006年世界休閑博覽會(huì)的標(biāo)志性建筑,占地13萬(wàn)平方米,高100多米,其投資方是著名民營(yíng)企業(yè)宋城集團(tuán)。而其設(shè)計(jì)者,更是設(shè)計(jì)過(guò)世界最大酒店(米高梅大酒店)的美國(guó)著

4、名設(shè)計(jì)師威爾登·辛普遜先生。這種超豪華的設(shè)計(jì),理應(yīng)是成功的典范,但卻以失敗而告終。究其失敗的根源,不是說(shuō)她沒(méi)有定位,而在于其犯了兩個(gè)定位上的致命傷。一是主題過(guò)于超前脫離市場(chǎng)定位:杭州作為休閑之都,又地處于長(zhǎng)江三角洲的中心區(qū)域,所以定位在長(zhǎng)江三角洲地區(qū)休閑散客和商務(wù)會(huì)議客是合理的。而“夢(mèng)幻城堡”的主題選擇卻不支持這一定位,其超五星的建設(shè)將遠(yuǎn)遠(yuǎn)超出休閑市場(chǎng)的消費(fèi)能力。二是主題過(guò)于異類(lèi)脫離城市定位:杭州是個(gè)優(yōu)美而寧?kù)o的江南水鄉(xiāng),是個(gè)現(xiàn)代休閑城市;而“幻城堡”以“夢(mèng)幻”為主題,豪華且氣勢(shì)磅礴,與根植于生活的溫馨舒適的休閑氣氛相反,追求一種遠(yuǎn)離現(xiàn)實(shí)的體驗(yàn)。她的錯(cuò)在于沒(méi)有考慮到所在城市的形象定位

5、和城市規(guī)劃,那么失敗也是理所當(dāng)然。在準(zhǔn)確定位主題酒店過(guò)程中,應(yīng)從幾方面著手尋找。一是注意密切關(guān)注競(jìng)爭(zhēng)對(duì)手,避免主題定位相似;二是深度挖掘主題內(nèi)涵,避免形式大于內(nèi)容;三是主題有酒店適應(yīng)性,避免定位本末倒置;四是主題適當(dāng)回避“塵世”,避免陷入大眾俗套。當(dāng)較好地把握住了以上四點(diǎn)的時(shí)候,才能說(shuō)把準(zhǔn)了一個(gè)主題酒店的定位。4. 深入展示主題抓住主題酒店定位之后,就必須考慮如何讓游客領(lǐng)略到酒店的主題魅力,這就要求主題酒店進(jìn)行自我展示。一個(gè)成功的主題酒店能夠通過(guò)其主題環(huán)境與氛圍來(lái)展示主題概念,換句話(huà)說(shuō),主題環(huán)境與氛圍是主題概念的物化。既可以通過(guò)主題建筑、主題景觀(guān)等外在實(shí)物的表征來(lái)透視酒店的主題,也可以透過(guò)主題

6、裝飾物等內(nèi)部的實(shí)物表象來(lái)展示酒店的主題。但均需精挑細(xì)選,嚴(yán)格把關(guān),做到盡善盡美,和諧一致,才能烘托出一個(gè)惟妙惟肖的主題環(huán)境與氛圍。4.1主題建筑、主題景觀(guān)和環(huán)境協(xié)調(diào)主題建筑是主題酒店的有形展示,在顧客首次購(gòu)買(mǎi)時(shí)起著關(guān)鍵性作用。主題建筑除了要追求獨(dú)特外,還應(yīng)該把握好和周邊地理環(huán)境的協(xié)調(diào)性,與周邊環(huán)境的協(xié)調(diào)本身也是顧客體驗(yàn)的一部分。下面介紹以自然風(fēng)光為背景的兩個(gè)主題酒店,其主題建筑和主題景觀(guān)均與主題環(huán)境相符合,被證明是成功的。早期的樹(shù)頂旅館完全搭建在幾棵大樹(shù)杈上,目前的建筑仍為全木結(jié)構(gòu),只是大樹(shù)杈換成了數(shù)十根大木柱。建筑底層吊空,上有三層客房。頂層觀(guān)景平臺(tái)正對(duì)著肯尼亞山白雪皚皚的山頂,旅館前面有大

7、水塘,是大象、犀牛、白尾猴、狒狒飲水、補(bǔ)充鹽分的地方,是人與動(dòng)物和諧相處的最好鏡頭。特別是晚間,旅游會(huì)打開(kāi)探照燈照亮樓下空地,工作人員把鹽撒在地上,幾十頭大象就會(huì)爭(zhēng)先恐后地用長(zhǎng)鼻子卷食,游客可在樹(shù)頂旅館中觀(guān)看給大象喂食鹽的這一項(xiàng)特別表演。位于奧地利東南的布魯毛羅格納溫泉酒店的座右銘是“微妙的不同”,它帶給房客的視覺(jué)震撼力實(shí)在是“大不同”。奧地利建筑藝術(shù)家百水先生的風(fēng)格在這里發(fā)揮得淋漓盡致:一組公寓群,竟將房舍嵌進(jìn)了地下,如同一座座土撥鼠的地穴;別墅群的頂端種植著綠茸茸的草坪和灌木,甚至連窗戶(hù)里都會(huì)探出一棵棵的樹(shù)來(lái),對(duì)建筑的認(rèn)識(shí)被徹底顛覆。游客從溫泉酒店的游泳池一路游到溫泉池,可體驗(yàn)到百水先生設(shè)

8、計(jì)的無(wú)規(guī)則水路忽左忽右、忽上忽下的變化,眼前的景致一會(huì)兒是波斯宮殿,一會(huì)兒又變成了斑馬小屋,令你忘記人世間所有的游戲規(guī)則。當(dāng)然除了自然風(fēng)光酒店外,還有名人文化酒店、歷史文化酒店、城市特色酒店和藝術(shù)特色酒店等等。各種主題類(lèi)型的酒店的不同,其所要展現(xiàn)的主題建筑與主題景觀(guān)亦不同。但主題景觀(guān)和主題建筑的和諧一致能夠?qū)χ黝}起到渲染作用,達(dá)到錦上添花的效果。4.2主題裝飾物從某種程度上講,主題酒店是主題公園與酒店的完美結(jié)合,迪斯尼主題酒店是一個(gè)很好的例子,現(xiàn)在主題酒店的一種發(fā)展模式就是依托成功的主題公園進(jìn)行經(jīng)營(yíng),深圳的威尼斯酒店就是如此。而作為內(nèi)部的實(shí)物表象,員工工服是主題氛圍的重要表現(xiàn)之一,因?yàn)閱T工是流

9、動(dòng)的主題符號(hào)。除了員工工服,主題裝飾物與燈光和色彩的合理搭配,都能給顧客美好的主題氛圍體驗(yàn)。4.3合理配置功能通過(guò)對(duì)主題定位的把握,對(duì)主題建筑及主題景觀(guān)的理念的理解,圍繞著主題這條線(xiàn)索來(lái)將他進(jìn)行分解,通過(guò)合理配置功能來(lái)完善主題酒店的規(guī)劃設(shè)計(jì)。酒店按服務(wù)區(qū)域劃分,一般分客房區(qū)、餐飲區(qū)、公共活動(dòng)區(qū)、會(huì)議和展覽區(qū)、健身娛樂(lè)區(qū)、行政后勤區(qū)。這些區(qū)域既要?jiǎng)澐置鞔_,又要有機(jī)聯(lián)系。酒店從經(jīng)營(yíng)角度講,酒店由收益部分和非收益部分構(gòu)成,當(dāng)總建筑面積確定之后,面積結(jié)構(gòu)應(yīng)精心安排以下幾個(gè)部分:客房部分包括單床房、雙床房、雙人房、各種套房等。餐飲部門(mén)包括主餐廳、副餐廳、主酒吧、俱樂(lè)部、雞尾酒室、咖啡室等,另外應(yīng)包括與宴

10、會(huì)有關(guān)的大、中、小宴會(huì)廳;其它營(yíng)業(yè)部門(mén),包括會(huì)議室、健身設(shè)施、桑拿、美容、游泳池、洗衣部、商業(yè)中心等。非收益部分包括,大堂、總服務(wù)臺(tái)、辦公室、行李房、電話(huà)總機(jī)室、電腦室、倉(cāng)庫(kù)、更衣室、醫(yī)務(wù)室、職工食堂、鍋爐房、停車(chē)場(chǎng)、洗車(chē)場(chǎng)等。一家好的酒店,除了造型獨(dú)特,外形美觀(guān),與當(dāng)?shù)丨h(huán)境融為一體,有深刻的文化內(nèi)涵之外,就是酒店的內(nèi)部功能布局非常合理,每一項(xiàng)功能所占的位置恰到好處,既方便客人使用,又便于經(jīng)營(yíng)者進(jìn)行管理,既不浪費(fèi)面積,又體現(xiàn)酒店濃郁的服務(wù)氛圍,客人住后感到滿(mǎn)意,經(jīng)營(yíng)者節(jié)約了大量人力。總的來(lái)說(shuō),就是要掌握酒店內(nèi)部的功能分配的十分合理,完全具備方便客人和便于管理的要求。而其功能布局要注意以下幾點(diǎn):

11、 (1)人各行其道互不交叉,包括行李入口也要與客人分開(kāi)。當(dāng)客人進(jìn)入大堂,馬上映入眼簾的是總服務(wù)臺(tái),當(dāng)在總臺(tái)辦完入住手續(xù)之后,順路進(jìn)入電梯廳,乘電梯到達(dá)所住樓層。而員工呢,從員工入口進(jìn)入酒店,第一步打卡,第二步更衣,第三步從員工通道乘員工專(zhuān)用電梯進(jìn)入各自的工作崗位,員工與客人會(huì)各自行走,不會(huì)發(fā)生碰撞現(xiàn)象。安排通道不僅員工與客人分開(kāi),員工通道也要注意把人與物分開(kāi)。酒店的庫(kù)房一般都在地下,員工出入拿東西、送貨要分成上、下道,不要人物混雜,不然既影響工作,又容易出事故。(2)各項(xiàng)功能,各就其位,既不浪費(fèi)面積,又安排得非常恰當(dāng)。一家酒店的大堂,應(yīng)是功能最多的。除了總服務(wù)臺(tái)、禮賓部、行李柜臺(tái),還有大堂酒吧

12、或茶座,咖啡廳,其至商務(wù)中心、鮮花店、書(shū)屋、精品店都要安排在大堂附近。對(duì)于西餐廳、封閉酒吧、風(fēng)味餐廳的安排要與桑拿健身、泳池分別在不同樓層,不要相隔太近,不要安排在同一個(gè)樓層。有的酒店把這種不同的功能安排在同一樓層,各種不同的味道相互影響,嚴(yán)重影響了酒店形象,客人也非常不滿(mǎn)意。(3)從客人需求的連續(xù)性布局功能。上述提到的幾家酒店都具有這樣特點(diǎn),如將健身房安排在與游泳池較近的地方,西餐廳與封閉酒吧、咖啡廳安排在較近的地方,零點(diǎn)餐廳安排在一樓,中餐廳,風(fēng)味廳靠近,多功能廳與會(huì)議室安排在同一樓層,這種安排充分考慮了客人需求的連續(xù)性。有些飯店在功能布局上沒(méi)有相互照應(yīng),只是根據(jù)面積大小來(lái)布局,結(jié)果形成同
