ApartmentLeaseAgreement(English)ContractNumber:__________ThisApartmentLeaseAgreement(the"Agreement")ismadeandenteredintoasof__________(the"EffectiveDate"),andbetweenthefollowingparties:Landlord:Name:_______________________Address:_______________________ContactInformation:_____________Tenant:Name:_______________________Address:_______________________ContactInformation:_____________WHEREAS,theLandlordisthelegalowneroftheApartmentlocatedat__________(the"Premises")anddesirestoleasethePremisestotheTenant;andWHEREAS,theTenantdesirestoleasethePremisesfromtheLandlord;NOW,THEREFORE,inconsiderationofthemutualcovenantsandagreementscontnedherein,thepartiesheretoagreeasfollows:1.LeaseTermTheTenanthereleasesthePremisesfromtheLandlordforatermof__________(the"LeaseTerm"),mencingon__________(the"CommencementDate")andendingon__________(the"ExpirationDate").2.RentTheTenantagreestopaytotheLandlordrentintheamountof__________(the"Rent")permonth,payableinadvanceonthefirstdayofeachmonthduringtheLeaseTerm.Thefirstmonth'srentshallbepdupontheexecutionofthisAgreement.TheRentshallbepdtheTenanttotheLandlordatthefollowingaddress:__________.IftheTenantflstopaytheRentwhendue,theTenantshallbeliableforalatefeeof__________.3.SecurityDepositTheTenantagreestodepositwiththeLandlordasecuritydepositintheamountof__________(the"SecurityDeposit")upontheexecutionofthisAgreement.TheSecurityDepositshallbeheldtheLandlordassecurityfortheTenant'sperformanceofallobligationsunderthisAgreement.TheSecurityDepositshallbereturnedtotheTenantwithin__________daysaftertheterminationofthisAgreement,lessanydeductionsfordamagesorotherchargesduetotheTenant'sbreachofthisAgreement.4.UseofPremisesTheTenantshallusethePremisesforresidentialpurposesonlyandshallplywithallapplicablelaws,regulations,andordinances.TheTenantshallnotusethePremisesforanyillegalorimproperpurpose.5.MntenanceandReprsTheTenantshallkeepthePremisesinacleanandsanitaryconditionandshallberesponsibleforallminorreprsandmntenanceofthePremises,exceptforthosereprsandmntenanceitemsthataretheLandlord'sresponsibilityunderapplicablelaw.TheTenantshallpromptlynotifytheLandlordofanyreprsormntenanceitemsthatrequiretheLandlord'sattention.TheLandlordagreestomntnthePremisesinahabitableconditionandtomakeallnecessaryreprsandmntenancetothePremisesinatimelymanner,exceptforthoseitemsthataretheTenant'sresponsibilityunderthisAgreement.6.UtilitiesTheTenantshallberesponsibleforthepaymentofallutilitiesandservicesforthePremises,includingbutnotlimitedtoelectricity,water,gas,internet,andcabletelevision.TheTenantagreestoprovidetheLandlordwithproofofpaymentforallutilitiesandservicesuponrequest.7.InsuranceTheTenantagreestoobtnandmntnrenter'sinsuranceforthedurationoftheLeaseTerm,withcoverageinanamountnotlessthan__________.TheTenantshallprovideproofofsuchinsurancetotheLandlorduponrequest.8.PetsTheTenantshallnotkeepanypetsoranimalsonthePremiseswithoutthepriorwrittenconsentoftheLandlord.IftheLandlordconsentstotheTenantkeepingapetoranimal,theTenantagreestoplywithallapplicablelaws,regulations,andordinancesrelatedtopetsoranimals.9.SublettingandAssignmentTheTenantshallnotsubletorassignthePremisesoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.AnyattemptedsublettingorassignmentwithouttheLandlord'sconsentshallbevoidandshallconstituteabreachofthisAgreement.10.TerminationTheTenantmayterminatethisAgreementupon__________days'writtennoticetotheLandlord,providedthattheTenanthaspdallRentandSecurityDepositdueunderthisAgreementandhaspliedwithallotherobligationsunderthisAgreement.TheLandlordmayterminatethisAgreementupon__________days'writtennoticetotheTenant,providedthattheTenanthasbreachedanymaterialprovisionofthisAgreementandhasfledtocuresuchbreachwithin__________daysafterreceiptofwrittennoticefromtheLandlord.11.DefaultIntheeventofadefaulttheTenantunderthisAgreement,theLandlordshallhavetherighttopursueanylegalorequitableremedy,includingbutnotlimitedtoeviction,damages,andattorney'sfees.12.GoverningLawThisAgreementshallbegovernedandconstruedinaccordancewiththelawsoftheStateof__________.13.EntireAgreementThisAgreementconstitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,negotiations,andunderstandings,whetherwrittenororal,relatingtothesubjectmatterhereof.INWITNESSWHEREOF,thepartieshaveexecutedthisApartmentLeaseAgreementasoftheEffectiveDatefirstabovewritten.Landlord:______________________________________________________(Signature)(PrintedName)Tenant:______________________________________________________(Signature)(PrintedName)注意事項:1.租賃期限(LeaseTerm):明確租賃的開始和結束日期,確保雙方對租賃期限無異議。2.租金支付(RentPayment):確定租金金額、支付方式和逾期支付的罰金。3.押金(SecurityDeposit):明確押金金額、退還條件和可能扣除的情況。4.房屋使用(UseofPremises):確保租戶按照約定用途使用房屋,不從事違法活動。5.維修保養(yǎng)(MntenanceandReprs):區(qū)分房東和租戶在房屋維修保養(yǎng)方面的責任。6.公用事業(yè)費用(Utilities):明確租戶需支付的水電等公用事業(yè)費用。7.保險(Insurance):要求租戶購買租戶保險,并提供保險證明。8.寵物(Pets):如果允許寵物,需明確寵物種類和相關規(guī)定。9.轉租與轉讓(SublettingandAssignment):未經(jīng)房東書面同意,租戶不得轉租或轉讓房屋。10.合同終止(Termination):明確租戶和房東終止合同的條件和程序。解決辦法:1.違約(Default):如果租戶違約,房東可以采取法律或公平補救措施,包括但不限于驅逐、損害賠償和律
