3.Rent

3.1TheLesseeshallpaytheLandlordtheRentonamonthlybasis,inadvance,onorbeforethefirstdayofeachmonthduringtheTerm.

3.3TheRentshallbesubjecttoanyincreaseordecrease,asagreeduponbytheLandlordandtheLesseeinwriting.

4.UseoftheLeasedProperty

4.1TheLesseeshallusetheLeasedPropertysolelyfor[PurposeofUse],andshallnotusethePremisesforanyotherpurposewithoutthepriorwrittenconsentoftheLandlord.

5.MaintenanceandRepairs

5.1TheLesseeshallmaintaintheLeasedPropertyingoodrepairandconditionduringtheTerm.

5.2TheLesseeshallberesponsibleforallnecessaryrepairsandmaintenancetotheLeasedProperty,exceptforthoserepairsandmaintenancerequiredduetonormalwearandtearortheactsoromissionsoftheLandlord.

6.Insurance

6.1TheLesseeshallmaintaininsurancecoveragefortheLeasedPropertyinanamountnotlessthan[Amount],asspecifiedinExhibitBattachedhereto.

6.2TheLesseeshallprovideproofofinsurancetotheLandlorduponrequest.

7.AssignmentandSubletting

7.1TheLesseeshallnotassignorsublettheLeasedPropertywithoutthepriorwrittenconsentoftheLandlord.

7.2AnyassignmentorsublettingoftheLeasedPropertyshallbesubjecttotheLandlord'sapproval,whichshallnotbeunreasonablywithheld.

8.Termination

8.1ThisContractmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:

a.FailureoftheLesseetopaytheRentwhendue;

b.FailureoftheLesseetocomplywithanytermorconditionofthisContract;

c.AnybreachoftheLessee'sobligationsunderthisContract.

8.2UponterminationofthisContract,theLesseeshallvacatetheLeasedPropertyandreturnthesametotheLandlordinthesameconditionasatthebeginningoftheTerm,ordinarywearandtearexcepted.

9.GoverningLawandJurisdiction

9.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].

9.2AnydisputesarisingoutoforinconnectionwiththisContractshallbesubjecttotheexclusivejurisdictionofthecourtsof[Jurisdiction].

10.EntireAgreement
