REPRENTATIVECAPACITY:

DESCRIPTIONOFPROPERTY:

Thepropertylocatedat[PropertyAddress](the"Property")issubjecttothisAgreement.TheLandlordherebygrantstotheTenanttherighttorentandusethePropertyforthepurposessetforthherein.

TERM:

ThetermofthisAgreementshallcommenceon[StartDate]andshallcontinueforaperiodof[Number]years,unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement.Thetermshallautomaticallyrenewforsuccessive[Number]yearterms,unlesseitherPartyprovideswrittennoticeofterminationatleast[Number]monthspriortotheexpirationofthethen-currentterm.

RENT:

TheTenantshallpaytotheLandlordamonthlyrentof[Amount]dollars,payableinadvanceonthefirstdayofeachmonth.TheTenantagreestopayanyadditionalrentthatmayberequiredbylaw,regulation,orlocalordinance.AllrentshallbedeemedpaidonthedateitisreceivedbytheLandlord,andanyrentpaidaftertheduedateshallbesubjecttoalatefeeof[Amount]percentpermonth.

USEOFPROPERTY:

TheTenantshallusethePropertysolelyforthepurposesdescribedherein,andshallnotusethePropertyforanyillegalorimproperpurpose.TheTenantshallcomplywithallapplicablelaws,regulations,andlocalordinancesinconnectionwiththeuseoftheProperty.

MAINTENANCEANDREPAIR:

TheLandlordshallmaintainandrepairthePropertyingoodcondition,subjecttonormalwearandtear.TheTenantshallkeepthePropertycleanandfreefromanydamageormisuse,andshallpromptlyreportanynecessaryrepairstotheLandlord.

INSURANCE:

TheTenantshallobtainandmaintainthroughoutthetermofthisAgreement,atitsownexpense,comprehensivegeneralliabilityinsuranceinanamountnotlessthan[Amount]dollars,namingtheLandlordasanadditionalinsured.TheTenantshallprovidetheLandlordwithproofofsuchinsuranceuponrequest.

LIABILITY:

TheLandlordshallnotbeliableforanydamageorinjurytotheTenantoranythirdpartyarisingfromtheTenant'suseoftheProperty,excepttotheextentcausedbytheLandlord'snegligenceorwillfulmisconduct.

TERMTERMINATION:

ThisAgreementmaybeterminatedbyeitherPartyuponwrittennoticetotheotherParty,providedthatsuchnoticeisgivenatleast[Number]monthspriortotheexpirationofthethen-currentterm.Inaddition,eitherPartymayterminatethisAgreementimmediatelyintheeventofabreachbytheotherPartyofanymaterialtermorconditionhereof.

ASSIGNMENT:

TheTenantshallnotassignortransferthisAgreementortheTenant'sinterestinthePropertywithoutthepriorwrittenconsentoftheLandlord.

ATTORNEY'SFEES:

IntheeventofanylegalactionorproceedingarisingoutoforinconnectionwiththisAgreement,theprevailingPartyshallbeentitledtorecoverfromtheotherPartyitsreasonableattorney'sfeesandcostsincurredinconnectionwithsuchactionorproceeding.
