2.RENT

2.1TenantshallpayrenttoLandlordinaccordancewiththefollowingschedule:

3.3TenantshallpromptlyreportanydamageordefectintheApartmenttoLandlord.

4.SECURITYDEPOSIT

4.1Tenantshallpayasecuritydepositof[Amount]toLandlorduponexecutionofthisAgreement.

4.2ThesecuritydepositshallbeheldbyLandlordforthetermoftheLeaseandshallbereturnedtoTenantuponterminationoftheLease,subjecttoanydeductionsfordamagesorunpaidrent.

5.ASSIGNMENTANDSUBLETTING

5.1TenantshallnotassignorsublettheApartmentwithoutthepriorwrittenconsentofLandlord.

5.2AnyassignmentorsublettingshallbesubjecttotheapprovalofLandlordandshallbeexecutedinaformsatisfactorytoLandlord.

6.TERMTERMINATION

6.1EitherpartymayterminatethisAgreementupon[NumberofDays]priorwrittennoticetotheotherparty.

6.2Intheeventoftermination,TenantshallvacatetheApartmentandreturnthekeystoLandlord.

7.LIABILITY

7.1LandlordshallnotbeliableforanylossordamagetoTenant’spersonalpropertyoranyinjurytoTenantorTenant’sguestscausedbytheuseoftheApartment.

7.2TenantshallindemnifyandholdLandlordharmlessfromandagainstanyandallclaims,actions,suits,orproceedingsarisingoutoforinconnectionwithTenant’suseoftheApartment.

8.ATTACHMENTS

ThefollowingattachmentsareherebyincorporatedintothisAgreementasifsetforthherein:

9.MISCELLANEOUS

9.1ThisAgreementconstitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,negotiations,andunderstandings,whetherwrittenororal.

9.2AnyamendmentormodificationofthisAgreementmustbeinwritingandexecutedbybothparties.

4.2LandlordshallhavetherighttoterminatethisAgreementifTenantfailstocomplywiththetermsandconditionsherein.

b.MaintaintheApartmentingoodrepairandcondition,ordinarywearandtearexcepted;

c.PromptlyreportanydamageordefectintheApartmenttoLandlordorThirdParty.

5.LANDLORD'SOBLIGATIONSANDRIGHTS

5.1Landlordshallbeobligatedto:

a.ProvidetheApartmenttoTenantinahabitablecondition;

b.EnsurethattheApartmentisfreefromanyliensorencumbrances;

c.AllowTenanttooccupytheApartmentduringtheLeaseTerm.

5.2Landlordshallhavetherightto:

a.InspecttheApartmentforthepurposeofensuringcompliancewiththetermsofthisAgreement;

b.TerminatethisAgreementifTenantfailstocomplywiththetermsandconditionsherein.

6.LANDLORD'SBREACHOFCONTRACTANDLIMITATIONS
