THISRENTALAGREEMENT(this"Agreement")ismadeandenteredintothis__________dayof__________,20__,byandbetween__________(hereinafterreferredtoas"Landlord"),and__________(hereinafterreferredtoas"Tenant").

WHEREAS,Landlordistheownerofthepropertylocatedat__________(the"Premises"),anddesirestoleasesaidPremisestoTenantforthepurposeofresidentialuse;and

WHEREAS,TenantdesirestoleasethePremisesforresidentialuseuponthetermsandconditionssetforthherein.

NOW,THEREFORE,inconsiderationofthemutualpromisescontainedherein,andforothergoodandvaluableconsideration,thereceiptandsufficiencyofwhichareherebyacknowledged,thepartiesagreeasfollows:

ARTICLE1:LEASEOFPREMISES

1.1LeaseTerm:ThetermofthisAgreement(the"Term")shallcommenceonthe__________dayof__________,20__,andshallcontinueforaperiodof__________(the"InitialTerm"),unlesssoonerterminatedasprovidedherein.

1.2Possession:LandlordherebyleasesandTenantherebyrentsthePremisesfortheTerm,subjecttothetermsandconditionsofthisAgreement.

ARTICLE2:RENT

2.1MonthlyRent:TenantshallpaytoLandlordamonthlyrentof$__________(the"Rent")fortheuseandoccupancyofthePremisesduringtheTerm.

2.2PaymentofRent:Rentshallbedueandpayableonthe__________dayofeachmonthduringtheTerm.RentshallbepaidinlawfulcurrencyoftheUnitedStatesofAmericaorbysuchothermeansasmaybeagreeduponbytheparties.

ARTICLE3:SECURITYDEPOSIT

3.1SecurityDeposit:TenantshallpaytoLandlordasecuritydepositintheamountof$__________(the"SecurityDeposit"),whichshallbeheldbyLandlordassecurityfortheperformanceofTenant'sobligationsunderthisAgreement.

3.2ReturnofSecurityDeposit:UpontheexpirationorterminationofthisAgreement,andsubjecttotheprovisionsofArticle6,LandlordshallreturntheSecurityDeposittoTenant,oranyportionthereofremainingafterthedeductionofanyamountsduefromTenanttoLandlord.

ARTICLE4:MAINTENANCEANDREPAIRS

4.1Landlord'sResponsibilities:LandlordshallmaintainthePremisesinagoodandhabitablecondition,includingbutnotlimitedtothestructuralcomponents,plumbing,electricalsystems,heatingandairconditioningsystems,andanyothersystemsorcomponentsnecessaryforthesafeandcomfortableuseofthePremises.

4.2Tenant'sResponsibilities:TenantshallkeepthePremisescleanandsanitary,andshallpromptlyrepairanydamagecausedbyTenant'snegligenceorwillfulacts.

ARTICLE5:UTILITIESANDSERVICES

5.1Utilities:TenantshallberesponsibleforthepaymentofallutilitiesusedinthePremises,includingbutnotlimitedtoelectricity,gas,water,andsewerservices.

5.2Services:TenantshallberesponsibleforarrangingandpayingforanyadditionalservicesrequiredfortheuseandenjoymentofthePremises,includingbutnotlimitedtocabletelevision,internet,andtelephoneservices.

ARTICLE6:DEFAULTANDTERMINATION

6.1Default:TenantshallbeindefaultunderthisAgreementifTenantfailstopayRentwhendue,orifTenantbreachesanyotherprovisionofthisAgreement.

6.2Termination:IntheeventofadefaultbyTenant,Landlordmay,atitsoption,either(a)terminatethisAgreementandre-enterthePremises,or(b)enforceallofLandlord'srightsandremediesatlaworinequity,includingtherighttorecoverfromTenantallRentdueandallRentthatwouldhavebecomedueduringthebalanceoftheTerm.

ARTICLE7:ASSIGNMENTANDSUBLETTING

7.1AssignmentandSubletting:TenantshallnotassignthisAgreementorsubletthePremisesoranypartthereofwithoutthepriorwrittenconsentofLandlord.

ARTICLE8:HOLDHARMLESS

8.1Indemnification:Tenantherebyagreestoindemnify,defend,andholdLandlordharmlessfromandagainstanyandallclaims,liabilities,losses,costs,andexpenses(includingreasonableattorney'sfees)arisingoutoforinconnectionwithTenant'suseoroccupancyofthePremises,excepttotheextentsuchclaims,liabilities,losses,costs,andexpensesarecausedbythenegligenceorwillfulmisconductofLandlor
