NOW,THEREFORE,inconsiderationofthemutualcovenantsandagreementscontainedherein,theLandlordandTenantagreeasfollows:

1.PropertyDescription:

ThePropertyislocatedat[PropertyAddress],withatotalareaof[PropertyArea]squaremeters.ThePropertyincludesthefollowingfacilities:[ListofFacilities].

2.LeaseTerm:

TheLandlordshallkeepthePropertyingoodconditionduringtheLeaseTerm.TheTenantshallmaintainthePropertyandkeepitcleanandtidy.IncaseofanydamageordefecttotheProperty,theTenantshallpromptlynotifytheLandlord,andtheLandlordshallrepairthePropertywithinareasonabletime.

7.Insurance:

TheLandlordshallobtaininsurancecoveragefortheProperty,andtheTenantshallobtaininsurancecoveragefortheirpersonalbelongings.Theinsurancepolicyshallbeprovidedtotheotherpartyforreviewandapproval.

8.TerminationofContract:

ThisContractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherparty,providedthatsuchnoticeisgivenatleast[NoticePeriod]dayspriortotheterminationdate.Incaseoftermination,theTenantshallvacatethePropertyandreturnthekeystotheLandlord.

9.GoverningLawandDisputeResolution:

ThisContractshallbegovernedbythelawsof[GoverningLaw].AnydisputesarisingfromorinconnectionwiththisContractshallberesolvedthroughfriendlynegotiations.Ifthenegotiationsfail,thepartiesmayresorttoarbitrationorlitigation.
