1.DescriptionofProperty

2.Rent

2.2TheRentshallbepaidinadvance,andanylatepaymentshallbesubjecttoalatepaymentpenaltyattherateof[LatePaymentPenaltyRate]permonth.

2.3TheRentshallnotbeincreasedduringthetermofthisContractwithoutthewrittenconsentofbothparties.

3.Deposit

3.1UponthesigningofthisContract,theTenantshallpaytheLandlordadepositof[DepositAmount](hereinafterreferredtoas"theDeposit")assecurityfortheperformanceoftheTenant'sobligationsunderthisContract.

5.RepairsandMaintenance

5.2TheTenantshallpromptlynotifytheLandlordofanydamageordefectintheProperty,andtheLandlordshallmakenecessaryrepairsandmaintenancewithinareasonabletime.

6.UseoftheProperty

6.1TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotuseitforanyillegalactivitiesorpurposes.

6.2TheTenantshallnotmakeanyalterationsormodificationstothePropertywithoutthepriorwrittenconsentoftheLandlord.

7.AssignmentandSubletting

7.1TheTenantshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.

8.Insurance

8.1TheTenantshallberesponsibleforobtainingandmaintaininginsurancecoverageforthePropertyduringtheTerm,includingbutnotlimitedtofire,theft,andliabilityinsurance.

9.Miscellaneous

9.1ThisContractconstitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,representations,orunderstandings,whetherwrittenororal.

9.2AnyamendmentormodificationofthisContractshallbeinwritingandsignedbybothparties.

9.3ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictioninwhichthePropertyislocated.

1.DescriptionofProperty

TheLandlordherebyleasestotheTenantthefollowingproperty(hereinafterreferredtoas"theProperty"),situatedat[PropertyAddress],whichissubjecttothefollowingtermsandconditions:

4.ThirdParty'sRoleandObligations

4.1TheThirdPartyagreestoactasaguarantorfortheTenant'sobligationsunderthisContract.

4.2TheThirdPartyshallguaranteetheTenant'spaymentoftheRentandanyotherobligationsunderthisContract,andshallbeliableforanydefaultbytheTenant.

4.3TheThirdParty'sguaranteeshallbevalidfortheentireTermofthisContract.

5.TermoftheContract

11.Miscellaneous

11.2AnyamendmentormodificationofthisContractshallbeinwritingandsignedbyallparties.

7.3TheOperatorshallnotbeliableforanydamageordefectcausedbytheOwner'sfailuretomaintaintheProperty.

8.UseoftheProperty

8.1TheOperatorshallusethePropertysolelyfortheagreed-uponcommercialpurposeandshallnotuseitforanyillegalactivitiesorpurposes.

8.2TheOperatorshallnotmakeanyalterationsormodificationstothePropertywithoutthepriorwrittenconsentoftheOwner.

8.3TheOperatorshallcomplywithalllocallawsandregulationsregardingtheoperationoftheProperty.

9.AssignmentandSubletting

9.1TheOperatorshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheOwner.

10.Insurance
