1.DescriptionofProperty

1.2ThePropertyisingoodconditionandshallbedeliveredtotheTenantinahabitablestate.
2.Rent
2.1TheTenantshallpaytheLandlordamonthlyrentof[MonthlyRent](hereinafterreferredtoas"theRent")onorbeforethefirstdayofeachmonth.
2.2TheRentshallbepaidinadvance,andanylatepaymentshallbesubjecttoalatepaymentpenaltyattherateof[LatePaymentPenaltyRate]permonth.
2.3TheRentshallnotbeincreasedduringthetermofthisContractwithoutthewrittenconsentofbothparties.
3.Deposit
3.1UponthesigningofthisContract,theTenantshallpaytheLandlordadepositof[DepositAmount](hereinafterreferredtoas"theDeposit")assecurityfortheperformanceoftheTenant'sobligationsunderthisContract.
3.2TheDepositshallberefundableupontheterminationofthisContract,subjecttotheTenant'scompliancewiththetermsandconditionsofthisContract.
4.TermoftheContract
4.1ThisContractshallcommenceontheEffectiveDateandshallcontinueforaperiodof[ContractDuration](hereinafterreferredtoas"theTerm").
4.2EitherpartymayterminatethisContractbygiving[NoticePeriod]days'writtennoticetotheotherparty.
5.RepairsandMaintenance
5.1TheTenantshallberesponsiblefortherepairandmaintenanceofthePropertyduringtheTerm,exceptforthoserepairsandmaintenancerequiredduetotheLandlord'snegligenceorfailuretomaintainthePropertyinapropercondition.
5.2TheTenantshallpromptlynotifytheLandlordofanydamageordefectintheProperty,andtheLandlordshallmakenecessaryrepairsandmaintenancewithinareasonabletime.
6.UseoftheProperty
6.1TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotuseitforanyillegalactivitiesorpurposes.
6.2TheTenantshallnotmakeanyalterationsormodificationstothePropertywithoutthepriorwrittenconsentoftheLandlord.
7.AssignmentandSubletting
7.1TheTenantshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.
8.Insurance
8.1TheTenantshallberesponsibleforobtainingandmaintaininginsurancecoverageforthePropertyduringtheTerm,includingbutnotlimitedtofire,theft,andliabilityinsurance.
9.Miscellaneous
9.1ThisContractconstitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,representations,orunderstandings,whetherwrittenororal.
9.2AnyamendmentormodificationofthisContractshallbeinwritingandsignedbybothparties.
9.3ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictioninwhichthePropertyislocated.

1.DescriptionofProperty
TheLandlordherebyleasestotheTenantthefollowingproperty(hereinafterreferredtoas"theProperty"),situatedat[PropertyAddress],whichissubjecttothefollowingtermsandconditions:
1.1ThePropertyisaresidentialbuildingwithatotalareaof[TotalArea]squaremeters,consistingof[NumberofBedrooms],[NumberofBathrooms],and[OtherFacilities].

3.DepositandRefund
3.1UponthesigningofthisContract,theTenantshallpaytheLandlordadepositof[DepositAmount](hereinafterreferredtoas"theDeposit")assecurityfortheperformanceoftheTenant'sobligationsunderthisContract.
3.2TheDepositshallberefundableupontheterminationofthisContract,providedthattheTenanthasfulfilledallobligationsundertheContractandthePropertyisreturnedinthesameconditionaswhentheTenanttookpossession.
4.ThirdParty'sRoleandObligations
4.1TheThirdPartyagreestoactasaguarantorfortheTenant'sobligationsunderthisContract.
4.2TheThirdPartyshallguaranteetheTenant'spaymentoftheRentandanyotherobligationsunderthisContract,andshallbeliableforanydefaultbytheTenant.
4.3TheThirdParty'sguaranteeshallbevalidfortheentireTermofthisContract.
5.TermoftheContract
5.1ThisContractshallcommenceontheEffectiveDateandshallcontinueforaperiodof[ContractDuration](hereinafterreferredtoas"theTerm").
5.2EithertheLandlordortheTenantmayterminatethisContractbygiving[NoticePeriod]days'writtennoticetotheotherparty.
5.3TheLandlordmayterminatethisContractimmediatelyintheeventofabreachoftheContractbytheTenant,includingbutnotlimitedtonon-paymentofRent.
6.RepairsandMaintenance
6.1TheTenantshallberesponsiblefortherepairandmaintenanceofthePropertyduringtheTerm,exceptforthoserepairsandmaintenancerequiredduetotheLandlord'snegligenceorfailuretomaintainthePropertyinapropercondition.
6.2TheTenantshallpromptlynotifytheLandlordofanydamageordefectintheProperty,andtheLandlordshallmakenecessaryrepairsandmaintenancewithinareasonabletime.
6.3TheTenantshallnotbeliableforanydamageordefectcausedbytheLandlord'sfailuretomaintaintheProperty.
7.UseoftheProperty
7.1TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotuseitforanyillegalactivitiesorpurposes.
7.2TheTenantshallnotmakeanyalterationsormodificationstothePropertywithoutthepriorwrittenconsentoftheLandlord.
7.3TheTenantshallcomplywithalllocallawsandregulationsregardingtheuseoftheProperty.
8.AssignmentandSubletting
8.1TheTenantshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.
8.2TheLandlordmay,atitssolediscretion,grantordenyanyrequestforassignmentorsubletting.
9.Insurance
9.1TheTenantshallberesponsibleforobtainingandmaintaininginsurancecoverageforthePropertyduringtheTerm,includingbutnotlimitedtofire,theft,andliabilityinsurance.
9.2TheTenantshallprovideproofofinsurancetotheLandlordwithin[InsuranceProofPeriod]oftheEffectiveDate.
10.TerminationandDefault
10.1IntheeventofabreachofthisContractbytheTenant,theLandlordshallhavetherighttoterminatethisContractandseekremediesforanydamagessuffered.
10.2TheTenantagreestoindemnifytheLandlordforanylosses,damages,orexpensesincurredasaresultoftheTenant'sbreachofthisContract.
11.Miscellaneous
11.1ThisContractconstitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,representations,orunderstandings,whetherwrittenororal.
11.2AnyamendmentormodificationofthisContractshallbeinwritingandsignedbyallparties.
11.3ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictioninwhichthePropertyislocated.

4.OperatingFeesandPaymentTerms

7.2TheOperatorshallpromptlynotifytheOwnerofanydamageordefectintheProperty,andtheOwnershallmakenecessaryrepairsandmaintenancewithinareasonabletime.
7.3TheOperatorshallnotbeliableforanydamageordefectcausedbytheOwner'sfailuretomaintaintheProperty.
8.UseoftheProperty
8.1TheOperatorshallusethePropertysolelyfortheagreed-uponcommercialpurposeandshallnotuseitforanyillegalactivitiesorpurposes.
8.2TheOperatorshallnotmakeanyalterationsormodificationstothePropertywithoutthepriorwrittenconsentoftheOwner.
8.3TheOperatorshallcomplywithalllocallawsandregulationsregardingtheoperationoftheProperty.
9.AssignmentandSubletting
9.1TheOperatorshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheOwner.

10.Insurance

11.TerminationandDefault
11.1IntheeventofabreachofthisContractbytheOperator,theOwnershallhavetherighttoterminatethisContractandseekremediesforanydamagessuffered.
