房屋租賃協(xié)議書英文版模板houserentalagreementtemplate1.Partiesinvolved(1)Lessor:[Nameofthelessor],hereinafterreferredtoas"Lessor".(2)Lessee:[Nameofthelessee],hereinafterreferredtoas"Lessee".2.LeasedpropertyTheLessoragreestoleasetotheLesseethefollowingproperty(hereinafterreferredtoasthe"LeasedProperty"):[Addressoftheleasedproperty]3.Leasetermandrentalamount(1)Theleasetermshallbe[startdate]to[enddate],hereinafterreferredtoasthe"LeaseTerm".(2)TheLesseeagreestopaytheLessoramonthlyrentalfeeof[rentalamount]fortheLeasedPropertyduringtheLeaseTerm.(3)TherentalfeeshallbepdtheLesseetotheLessorwithin[numberofdays]aftertheexpirationofeachcalendarmonthduringtheLeaseTerm.4.Securitydeposit(1)TheLesseeagreestopayasecuritydepositof[securitydepositamount]totheLessorwithin[numberofdays]aftersigningthisAgreement.(2)ThesecuritydepositshallbeusedtheLessortocoveranydamagetotheLeasedPropertyortosettleanyoutstandingobligationsoftheLesseeunderthisAgreement.(3)ThesecuritydepositshallbereturnedtotheLesseewithin[numberofdays]aftertheexpirationoftheLeaseTerm,providedthattheLeasedPropertyisreturnedtotheLessoringoodconditionandallobligationsunderthisAgreementhavebeenfulfilledtheLessee.5.UseoftheleasedpropertyTheLesseeagreestousetheLeasedPropertyforresidentialpurposesonlyandnottosubletorassigntheLeasedPropertytoanythirdpartywithoutthepriorwrittenconsentoftheLessor.6.Mntenanceandrepr(1)TheLesseeagreestokeeptheLeasedPropertyingoodconditionandrepr,attheLessee'sownexpense,duringtheLeaseTerm.(2)TheLessoragreestomntnthestructuralintegrityoftheLeasedPropertyandtorepranydefectsintheLeasedPropertythatarenotcausedtheLessee,attheLessor'sownexpense,duringtheLeaseTerm.7.Defaultandtermination(1)IftheLesseeflstopaytherentalfeeorsecuritydepositwithinthetimespecifiedinthisAgreement,orbreachesanyothertermorconditionofthisAgreement,theLessormaydeclaretheAgreementterminatedandrequiretheLesseetovacatetheLeasedProperty.(2)IftheLessorflstoperformanyofitsobligationsunderthisAgreement,theLesseemayterminatethisAgreementgivingwrittennoticetotheLessor.8.GoverninglawandjurisdictionThisAgreementshallbegovernedandconstruedinaccordancewiththelawsof[jurisdiction].AnydisputesarisingoutoforinconnectionwiththisAgreementshallbesubmittedtotheexclusivejurisdictionofthecourtsof[jurisdiction].INWITNESSWHEREOF,thePartiesheretohaveexecutedthisAgreementasofthedatefirstabovewritten.Lessor:Lessee:[Signatureofthelessor][Signatureofthelessee][Nameofthelessor][Nameofthelessee][Date][Date]AndincaseofanydamagetotheLeasedPropertycausedtheLessee,theLesseeagreestoreprorreplacethedamagedpartatitsownexpensewithinareasonabletimeafterreceivingnoticefromtheLessor.Also,theLesseeisresponsibleforpayingallutilitybills,includingwater,electricity,gas,andinternet,duringtheLeaseTerm.Furthermore,theLesseeisnotallowedtomakeanyalterationsormodificationstotheLeasedPropertywithoutthepriorwrittenconsentoftheLessor.Moreover,theLesseeagreestoplywithallapplicablelaws,regulations,andrulesoftheLessor'smunityorhomeowners'association,ifany.Inaddition,theLessorreservestherighttoentertheLeasedPropertyatreasonabletimesforthepurposeofinspectingtheproperty,makingnecessaryreprs,orshowingthepropertytopotentialbuyersortenants.Lastly,upontheexpirationoftheLeaseTerm,theLesseeagreestoreturntheLeasedPropertytotheLessoringoodcondition,normalwearandtearexcepted.IftheLesseeflstodoso,theLessormaydeductfromthesecuritydepositanamountnecessarytorestoretheLeasedPropertytoitsoriginalcondition.Inconclusion,bothPartiesagreetoexecutethisAgreementingoodfthandtoperformtheirrespectiveobligationshereunder.ThePartiesfurtheragreethatthisAgreementmaybeamendedormodifiedonlyawritteninstrumentexecutedbothParties.So,ifyouagreetoallthetermsandconditionssetforthinthisAgreement,pleasesignbelowtoindicateyourconsent.Lessor:Lessee:[Signatureofthelessor][Signatureofthelessee][Nameofthelessor][Nameofthelessee][Date][Date]重點:1.租賃雙方的身份信息。2.租賃物業(yè)的地址和描述。3.租賃期限、租金金額及支付方式。4.押金金額及退還條件。5.租賃用途限制,禁止轉(zhuǎn)租。6.維護(hù)和修繕責(zé)任劃分。7.違約情況和終止條款。8.適用的法律和管轄權(quán)。難點:1.如何在協(xié)議中明確雙方的責(zé)任和義務(wù)。2.確定合理的租金金額和押金數(shù)額。
