The Lease period aforementioned in Clause 1 shall be effective as of the date the Lessor pletes all details as in Clause 3, and notifies the Lessee in writing within 7 days thereof.在以上第1條款中所規(guī)定的租期,從出租人完成第3條款所有規(guī)定并在7天內通知承租方后開始生效。3. The Lessor agrees to plete repair of the shophouse in acco

Should the Lessee be overdue on rentpayment for any month, the Lessee agrees for the Lessor to immediately deduct the amount due from the said

5、deposit as rent payment.在本合同簽訂之日,出租人已收到合計 銖的房租保證金。如果承租人某月逾期未交租金,承租人同意出租人立即從保證金中扣除應收款項作為租金。5. The Lessee agrees to pay rent to the Lessor byor before theth day of every month. Should theLessee be in default of rent payment within the said period, the Lessee agrees that this contract then bees extinct

6、 without any notification.承租人同意在每月日或在此之前付清租金。如果承 租方違約,未在該期內付款,承租人同意本合同不經通知便 可終止。6. Payment of all building and land taxes shall be borne solely by the Lessee.一切房屋、土地稅均由承租方承擔。7. Should the shophouse be legally condemnedbefore expiration of the contract, the parties agree that the contract bees extinc

7、t and shall not claim any damagesfrom each other. Provided that the Lessee still resides in the building for which the Lessee shall pay rent to the Lessor until the Lessee moves out of the building and pletes handover of the building to the Lessor.如果本店房在合同終止之前依法被沒收,雙方同意本合 同遂告終止,雙方不得向對方提出索賠。只要承租人還在本

The Lessee agrees to pay rent and all telephone bills to the Telephone organization of Thailand fromthe day of the enforcement of this contract.承租人同意從本合同生效之日起開始支付租金,并向泰 國電話管理當局繳納電話費。9. The Lessor agrees that he shall not increase the rent for a period of 2 years fro

The Lessor agrees that upon expiration of this contract at the end of the lease period, the Lessorshall allow the Lessee to continue leasing for another period of years, on condition that the Lessee has not breached this contract in any

10、way.出租人同意在本合同終止即租期結束時,只要承租人不 曾違約,出租人可允許承租人續(xù)租 年。11. The Lessee agrees to maintain the leased building in good condition and not allow it to further deteriorate. Any modifications or additions carried out on the leased building by the Lessee may be done only with the Lessor's prior written permiss

11、ion. Any new structure resulting from modification, addition or repair to the leased building bees the property of theLessor, and the Lessee cannot claim any damages. This lease contract is terminated should the leased building be subject to a fire disaster.承租人同意將所租建筑保持良好狀態(tài),并不得任其損壞。如果承租人對出租房屋作任何調整或增

12、添任何設施,事 先必須征得出租人的書面同意。房內任何增添和裝修過的設 施都成為出租人的財產,而且承租人不得以此向出租人提出 補償要求。如果發(fā)生火災,本租賃合同立即終止。12. The Lessee shall permit the Lessor or his representative to enter the leased building for inspection at appropriate times.承租人應允許出租人及其代表在適當的時間進入該房進行檢查。13. The Lessee shall not sub-let the building toany other pers

13、ons, except with the prior written approval of the Lessor.除非事先有出租人的書面許可,承租人不得把該房再出 租給其他任何人。14. For whatever reason, if the Lessee leaves theleased building, the Lessee agrees that he shall not claim any damages or removal costs from the Lessor.不論出于何種原因,如果承租人離開所租房屋,承租人同意不得向出租方提出索賠或搬遷費的要求。15. Breach o

14、f contract in any regard on the partof the Lessee shall be grounds for the Lessor to terminate this contract immediately; the Lessee shall then permit the Lessor to have right to repossess the leased building immediately.承租人有任何違約行為,出租人便有權立即終止本合同。承租人應允許出租人有權立即收回該出租房屋。This contract is made in duplicate.
